At this property, the challenges were in the details. We began by repainting the trim to
match the house, replacing exterior lighting with larger and style-appropriate fixtures, and
replacing the fence with a new board-on-board privacy fence to be stained to match the house.
We removed the hot tub and redesigned the patio with an Asian influence, installed a
table/bar, reed ceiling and palm fan. The dead lawn beside the patio became a lovely rock
garden bordered by a gently curving lirope-bordered path leading to the garden building now
accented with planted borders, planted window boxes and beautiful accent shrubbery. Liriope
borders surround the entire house now and lush accent grasses border the front drive. All
plantings were selected and installed for minimum maintenance.
The interior detail improvements included new porcelain tile flooring in the kitchen and
laundry room (which also received new cabinets and lighting), a new chandelier for the living
room; new floor-to-ceiling lined custom drapery (in go-with any décor fabric) in the living
room, dining room, and master bedroom; repainting/finishing all of the kitchen cabinets and
walls; neutralizing the master bath and replacing electrical outlet and switch covers that
had simply been painted over. Even the front door received a new classy chocolate brown
paint accented by new hardware. Yes, the details made all of the difference for the new
owners. The property rented quickly and it rented well.
